S&P/Case-Shiller Index®

The S&P/Case-Shiller Home Price Indices are designed to measure the growth in value of residential real estate in various regions across the United States. The index was developed in the 1980’s by two renown professors using the repeat sales pricing technique, still considered the most accurate way to measure this asset class. To this day it serves as the most widely regarded benchmark for measuring residential home price movement. The indices are maintained by the Index Committee members drawn from Standard & Poor’s, Fiserv CSW and leading industry experts.

The different S&P/Case-Shiller Indices track changes in the value of residential real estate in 20 distinct metropolitan statistical areas (MSAs). The index that covers the metropolitan area where your home is located will serve as the underlying measuring instrument for future appreciation.
